Before purchasing or transferring a commercial property, it’s essential to verify ownership documents to avoid fraud or future disputes.


1. Fard (Record of Rights)
This document lists the current legal owner(s) of the property and is issued by the local Patwari or Tehsildar office.


How to Obtain:

  • Visit the local land revenue office

  • Request a Fard Milkiyat (ownership certificate)

  • You’ll need the Khasra Number or property reference

2. Registry (Sale Deed)
This is the official deed proving sale and transfer of property. It must be registered with the sub-registrar’s office.


3. Mutation (Intiqal)
This is the process of updating the local land records after a sale or inheritance. It legally transfers ownership in revenue records.


Key Tip: All three documents should be in the seller’s name, match each other, and be free from pending disputes or court stays.
