A title search is the process of confirming that a property has clear legal ownership with no claims or disputes. Here’s how to do it in Pakistan:


  1. Visit the Relevant Land Revenue Office
    In Punjab, this is typically the Arazi Record Center managed by the Punjab Land Records Authority (PLRA). For Karachi, check with the Board of Revenue Sindh.

  2. Request a Fard Document
    This document shows the current ownership and land type (residential, commercial, agricultural).

  3. Check Mutation (Intiqal) History
    This confirms whether all ownership changes were legally recorded.

  4. Get a Certified Copy of the Registry
    This is the deed of sale registered with the sub-registrar’s office.

  5. Match Title with CNIC
    Ensure the name on the title matches the seller’s CNIC and NICOP (if overseas Pakistani).


Some districts now offer online title verification through land record portals. Always cross-check with the physical documents and visit in person if possible.
